Westwood studied the project's issues of steep topography, wetlands, an extensive tree replacement mandate and limited access to obtain City approvals. Solutions in order for North American Properties included a plan to address a 50' grade change across the site by utilizing building walls to minimize retaining walls and reduce cost; a wetland delineation and mitigation plan that converted a small wetland into a regional storm water pond; coordination with the City to provide off-site tree mitigation opportunities on City right-of-way; and the preparation of public improvement plans for turn lanes on public roads adjacent to the site.
